Real Estate Specialist
Valencia, CA real estate is extremely desirable in a splendidly planned community located within the northwestern corner of the Santa Clarita Valley, adjacent to Interstate 5, and only thirty miles north of downtown Los Angeles. It is notable for its well-landscaped boulevards connecting a balanced mix of apartment buildings, single-family detached homes, shopping centers, office parks and industrial warehouses. Valencia also has an extensive system of paved pathways with grade separations over and under the boulevards. The pathways are called paseos. The paseos connect the entire community together making it possible to travel around Valencia without having to cross the streets. This picturesque community is surrounded by views of the Tehachapi Mountains to the north, the San Gabriels to the east and the Santa Susannas to the west.
Historically, the valley has been devoted to agriculture and cattle ranching, but the last three decades have seen the northward expansion of the Los Angeles metropolitan area. Valencia was planned and developed in the 1960s through the 1990s by the Newhall Land Company. In 1987, Valencia was one of the four unincorporated communities (along with Saugus, Newhall, and Canyon Country) that merged to create the city of Santa Clarita, California.
In February 2008 there were 48 Valencia residential sales, with the highest price home being sold for $1,950,000 and the lowest price home sold for $116,900. The average home price in Valencia was $589,258.
